IN the Market vs. ON the Market

Warmer weather is here and the real estate market is really heating up.  We are seeing high volume of activity in the entry level market.  It appears the first time buyers and investors are ready to make a move!  Homes in this entry level price bracket are selling quickly and quite often in multiple offer situations….These homes are IN the market.  You must price your home to sell!

 

On the flip side of that we are also noticing a very high number of homes that have been ON the market for quite some time.  The prices of these homes don’t seem to reflect current market value.  Buyers are educated and are much more aware of what true market value is and are passing on these overpriced homes.

When listing your home for sale there is one very important question I ask you…

“Do you want to be IN the market or ON the market?”

You definitely want to be IN the market. You need to be competitively priced.  You don’t want to leave money on the table, but also don’t want to be priced so high that buyers and agents don’t take you seriously.  Time is valuable to everyone and no one has the time to look at houses that are not priced realistically. 

You want to stand out from the competition – give yourself an edge.  And to do that, your home must show well.

It has to sparkle! You only have one chance to make a first impression!

What type of emotion does your home evoke when people come in? 

Do they feel welcome?

Does it smell good? 

Is is clean?

Is it current with decor?
